INDOOR ENVIRONMENTAL and AIR QUALITY
IEAQ: BHS was selected in 2005 by a REIT focusing on specialized requirements of USG agencies and defense contractors engaged in defense IT and national security-related activities to develop, implement, and execute an Indoor Environmental and Air Quality Program to meet demanding customers’ expectations. Indoor environmental and air quality investigations, including odors, asbestos, Legionella, contaminants, COVID-19, Norovirus, moisture related to building enclosure and building systems’ performance problems. Provide facilities and property management training on IEAQ issues and respond to over 1,000 issues related to IEAQ, moisture intrusion, occupant complaints and building performance.
STAFF ADVOCACY – RISK MANAGEMENT: Engaged on two major complete building renovations with asbestos present in the building materials to be removed while the buildings remained occupied. Provided Environmental Advocacy Services for building occupants related to assessing contractor protocols in place for asbestos removal, daily building clearance, town-hall presentations, and risk communication to employees fearful of occupancy concurrent with removal of asbestos containing materials.
COVID-19 DISINFECTION AND CONSULTING: Provide consulting services on COVID-19 exposure, mitigation, and disinfection services as well as exhaustive Return To Work (RTW) programs. Prepare protocols and oversee disinfection activities performed by specialty contractors on behalf of clients.
MOISTURE INTRUSION INVESTIGATION and MOLD: Engaged by the environmental insurance carrier to: (a) inspect mold amplification inside vented appliances in approximately 168 units at a newly-constructed, 24 story apartment building; (b) develop cause and origin opinion of condensation conditions, liquid moisture and mold growth; (c) prepare root cause opinion on the moisture intrusion due to negative building pressure on 13th through 24th floors which pulling unconditioned outside air through appliance’s exterior wall penetration venting; and (d) observe remediation activities underway and estimate the cost exposure and extent of damage applicable to the pollution condition.
CORROSIVE DRYWALL: Chinese (corrosive) drywall research, testing, analysis and evaluation of how to detect, remediate and clear problematic drywall imported from China for National Association of Home Builders Chinese Drywall Task Force and various national builder members. Co-authored NAHB’s Imported Problematic Drywall: Identification Strategies and Remediation Guidelines with Marsh Risk Consulting.
MOISTURE and MOLD: Engaged by environmental insurance carrier to participate in a multi-party, initial site meeting, and preliminary investigation of an 8-story hotel-casino complex (294 units) with interior mold growth on perimeter walls due to building enclosure failures and related moisture intrusion.
OIL SPILL REMEDIATION OVERSIGHT: Engaged by environmental insurance carrier to oversee remediation and environmental cleanup as a result of an above ground diesel fuel storage tank leak at a warehouse distribution center. The leak occurred in a pipe below grade that ran from the tanks to the truck fuel pump station on the other side of the premises. The diesel leak caused the asphalt lot to sink unevenly from weight of the trucks on the compromised asphalt foundation.
