ENVIRONMENTAL INSURANCE CLAIMS ANALYSIS, REVIEW & CONSULTING

ASBESTOS: Engaged by environmental insurance carrier to: (1) perform a site assessment and validation of asbestos abatement activities as part of flood damage remediation due to Hurricane Joaquin in five apartment complexes totaling 73 buildings and 455 apartments; (2) assess asbestos sampling results and (3) document conditions encountered – before, during and after abatement.

MOLD and MOISTURE: Engaged by environmental insurance carrier to perform site condition assessment, differentiating for policy coverage between wind-driven rainwater damage and post-event mold growth due to remediation delays. We interviewed all the third-party site consultants, assessed carrier’s exposure as well as submitted remediation and reconstruction costs for moisture and mold for 1,952 damaged military multi-family housing and residences (Hurricane Florence) at Camp LeJeune and Cherry Point, NC.

LEGIONELLA: Case 1: Engaged by environmental insurance carrier to evaluate Department of Health’s notice of presumptive healthcare associated cases of Legionnaires’ Disease at a major regional hospital. Issues included: (a) Water Management Plan review and execution, reasonable and necessary Legionella claimed costs, and determination of intentional regulatory non-compliance impact on Policy’s coverage.

Case 2: Engaged by environmental insurance carrier to evaluate Department of Health’s notice of definitive healthcare-associated Legionnaires’ disease (HALD) as a full-time onsite technical representative related to the timeline for surveillance, cost exposure, fixture investigation, sampling, control of Legionella and treatment of the potable water distribution system serving 5 university hospital buildings on a multi-building campus.

PETRO-CHEMICALS: Engaged by restoration firm as special project consultant on ruptured 275-gallon fuel oil tank in basement of 150-year-old residence on rubble foundation with no structural integrity. We were responsible for operational oversight and implementation of the structural engineer’s redesign, the special subcontractor for contaminated soil removal, VOC odor control, and served as the direct representative to the insurance carrier for cost justification.

FIRE and SMOKE: Engaged by restoration firm as special project consultant on fire soot roof structural support cleaning including removal/replacement of vinyl covered roof insulation over 10,000 SF, 30’ high, continuously operating hospital laundry. This was followed by sequential epoxy floor re-coating during scheduled outages. Overall responsibility for sequencing design, contractor solicitation, bidding, scheduling, and coordination with laundry and served as the direct representative to insurance carrier.

RADON: Engaged by national real estate management firm’s multi-family management division to oversee and coordinate radon inspections at five properties in Ohio, one in Tennessee and one in Texas. All work was to be conducted in accordance with ANSI AARST MAMF-2017, Protocol for Conducting radon and Radon Decay Product Measurements in Multifamily Buildings”.
