Hotel, Condominium, Convention Center

Challenge:

Mold was discovered in the interstitial space between adjoining hotel rooms in a recently opened 20-story, 1000-room hotel, condominium and convention center. Inspection led to discovery of a building-wide problem condition. The facility's direction for addressing the problem was to "keep the facility open at all costs" during remediation, as it was pre-booked to 95% occupancy for the entire next year.

Solution:

Recognizing the need for an immediate determination of the appropriateness of continued occupancy, our firm was engaged by the mechanical subcontractor to provide a critical medical assessment of the health risks in conjunction with a forensic building investigation to determine a corrective plan. Our health-based analysis, construction process review and identification of root cause enabled our client to shift the financial and occupancy risk to the general contractor whose responsibility was then to underwrite the cost of remediation and corrections.

Reflection:

Early and effective selection of the proper health and construction professionals resulted in significant time compression for development and identification of a successful mitigation strategy that protected our client's best interest and exposure.
