Medically-Based Enterprise Risk Management

Indoor Environmental and Air Quality

Commercial Office Buildings

Challenge:

A high-profile, publicly traded, real estate investment trust (REIT) focusing on strategic customer relationships and specialized, demanding tenants in approximately 300 buildings recognizes the need for environmentally sensitive and sustainable buildings. They advocate that a healthy office environment is one in which the surroundings contribute to a conducive business environment for tenants, productivity for staff and a sense of comfort, health and well-being for occupants.

Solution:

We are engaged to bring their vision to reality by developing and implementing a company-wide program to ensure a high level of indoor environmental and air quality (IEAQ). This includes developing a complete IEAQ manual and training program for property managers and building engineers, endorsed by the Board of Directors. As a teaming partner, we have responded to and resolved issues where health effects and occupant symptoms exceed in-house capabilities and pose a threat to tenant satisfaction.

Reflection:

In many tense business situations, credibility is paramount to successful resolution. The forethought of this client to protect its reputation through proactively addressing tenant satisfaction has resulted in a formal, health-based IEAQ program designed and monitored by medical and building professionals. Our client is assured by our involvement, as medically-based enterprise risk management is seen as a key to the mitigation of tenant health-driven complaints.
